Where to buy on the Costa del Sol: Torremolinos to Estepona compared

The Costa del Sol is not one property market but a chain of distinct, characterful towns along roughly 80 kilometres of coast — each with its own feel, price level and community. Choosing the area you will love is the happy part of buying here, and it is worth a little thought: the right town is what makes a home feel right for years.

Pricing generally starts from around €350,000 in a coastal municipality. Below that you are usually trading a little on location, size or condition — good to know, not something to worry about.
Marbella and Nueva Andalucía
The coast's established premium anchor. The Golden Triangle — Marbella, Benahavís, Estepona — recorded 8,708 transactions and over €3.2 billion of investment in 2024, the most recent full year of figures, and sales above €5 million grew 20% year on year. Nueva Andalucía draws Scandinavian, Dutch and British families who want international schools, golf and gated villa communities that have held value through every cycle. Entry apartments from around €400,000.
Estepona
Ten years ago the affordable alternative to Marbella; today where informed buyers look first. An authentic Andalusian old town, plus the fast-growing New Golden Mile corridor. 3,162 transactions in 2024 (+11.6%), with the Marbella price gap narrowing from ~40% to ~25% in five years. Over three-quarters of recent recorded sales are new builds. Apartments from €350,000.
Fuengirola and Benalmádena
The most walkable, best-connected towns on the coast, with trains to Málaga and the busiest new-build pipeline right now. Strong year-round rental markets and 15–20 minutes from the airport — practical for both lifestyle and investment.
Torremolinos and Mijas
Torremolinos is the first coastal town south of the airport (10 minutes), with prices below the coastal average and the strongest rental market on this stretch. Mijas is really two markets: the whitewashed pueblo and the coastal strip anchored by La Cala de Mijas, the most-requested "authentic beachside village" among families with school-age children.
